What We Do Here

Our Services in Dulwich

Bespoke Pattern Installation

Herringbone, chevron, basket weave, mansion weave. Properly templated, properly fitted. The Dulwich favourite, and the pattern most often badly laid by general contractors. Worth getting right first time, especially across the larger floor areas in Dulwich Village family homes and on Court Lane.

Original Floor Restoration

Original pine boards, Victorian and Edwardian parquet, period oak: sanded, gap-filled, repaired and refinished. Common across East Dulwich's Lordship Lane terraces, and in the period properties around Calton Avenue, Burbage Road and Townley Road.

New Hardwood Installation

Engineered or solid oak supplied and fitted, in plank, herringbone or chevron format. Wide-plank engineered oak is increasingly the brief for Dulwich kitchen extensions and side returns. Sourced from Natural Wood Floor Co, Flooring Sales and Staki, premium suppliers, not budget engineered.

Whitewashed, Limed & Coloured Finishes

LOBA's full colour range applied to your existing or new floor: Scandinavian whites, soft greys, deep walnuts, limed oak. Sample patches done on-site before you commit. Increasingly specified by Dulwich architects on contemporary renovations.

Working with Architects & Builders

We routinely come in as part of a wider build, slotting in around plastering, decorating and joinery. Detailed schedules, dust protection of unfinished areas, and clean handovers between trades. Comfortable on plans, comfortable on site.

Straight Answers

Frequently Asked in Dulwich

We're doing a side-return extension, when in the build do you come in?
Last, or close to last. Floor goes in once plastering's signed off, mist-coats are on, and there's no further wet trades coming through. We'll happily talk to your builder or architect early to lock in the schedule and confirm the substrate is ready for the floor you've chosen. Most Dulwich extensions we work on, we're booked in 6–8 weeks before our slot.
Can you match a new herringbone to my existing floorboards?
Often yes, we can colour-match the finish across rooms so a new herringbone in the kitchen reads as part of the same floor as a sanded pine board hallway. We sample on-site so you can see the join before we commit. Some matches are more honest than others; we'll tell you straight at the quote stage.
I'm in a Dulwich Village conservation area property, anything different?
Mostly the substrate. Period floors in Dulwich Village have often been sanded multiple times already, so we're careful about how much wear layer is left before agreeing another full sand. For some heritage properties a re-oil or hardwax recoat is the right call instead of a full sand, better for the floor, and a lot less invasive.
How dusty is the work, really?
With our extraction in place, fine dust around skirtings and edges only. No clouds, no settling on every surface. Clients carry on living and working through most projects. We never use the older non-extracting machines that some companies still rely on.
What's the lead time in Dulwich?
Generally 2–4 weeks ahead for restoration work, 3–6 weeks for installations where wood needs ordering, longer for larger build projects where we're scheduling around other trades. Smaller repair jobs we can sometimes fit in within a week.
Are you Checkatrade approved?
Yes, and the reviews are public, both on Checkatrade and on Google. Same name on every job: Howard Naish Wooden Floors Ltd.
